Upon arrival customer explained and show me his problems areas that had biological growth on the ceiling and walls. Customer wanted both systems inspected as well. Explained the pro plan maintenance which the customer was interested in. After completion of inspection of the upstairs system I discovered the refrigerant pressures to be low which is causing the system to cool at a temperature lower than the system is designed for. This is what is causing our biological growth. Leak is likely in the evaporator coil but recommend a electronic leak search to identify. Also recommend replacing drain pan as it is rusty. Discovered the downstairs system to have a undercharged capacitor. Recived homeowner approval to replace. Downstairs system is cooling as intended. Also recommend DustFree Air Purification System for both HVAC Systems. This system will help keep the HVAC system clean as well as cleaning the air inside the home. Customer opted for recharge of system at this time.

Turned heat on. Ignition is good flame is nice and blue with now jumping flames. Flame sensor is clean. Unit is heating great and is ready for winter use.

Found mini split to be low on 410a gave estimate for leak seal and recharge.

Bathroom Plumbing Repair: Replaced a corroded shower drain with a high-quality model, ensuring proper drainage and preventing water damage.

Plumbing Repairs: Identified and repaired a leaking basement pipe, restoring normal water flow and preventing further damage.

HVAC Service Call: Added a liquid line dryer to an AC system to prevent moisture buildup and ensure long-term functionality.

HVAC Repair Service: Replaced a malfunctioning condenser fan motor to prevent overheating and ensure proper heat dissipation.

Upon arrival discovered furnace control board to have burnt up. Likely caused due to a clogged evaporator coil or power surge. Gave quote for warranty work. Recommended changing out the evaporator coil as well. Customer will call a few other companies.

Performed tune up on both systems .Checked pressures and components amp draw. Checked delta and cleaned condenser units.Systems are performing properly at the moment.Reccomend replacing media filters

Upon arrival discovered a blown fuse. Began testing the system with a fuse popper in place. Ran system and found the blower motor to be receiving power but only spinning for a few moments before shutting down. Also makes a grinding noise when trying to ramp up speed. Recommend replacing the blower motor at this time. Will charge for after hours service call.

Customer states she's been having issues keeping her house cool. Typically set on 72 and as soon as the sun comes up it stays around 78-80. Began inspecting unit. Delta T of 19°. Older R4 duct work system. Condensing unit has dirty and clogged coils. Quoted several options.

Found unit low on 410a leak detected in evap coil sent estimates for replacement of coil and replacement of condenser and coil l Add 410a to the system to give them time to think abou the options.

Installed soft start kits to both of HO units. Systems are running as intended at this time. Quoted customer for maintenance as well. Recommend condenser coil cleaning as well.

Found bad cap 50+5 on fan side turning the compressor off in high limit cooled compressor and replacement bad capacitor system is now cooling. Goodman 2008 r22. Recommend joining through ProPlanMembership (PPM) for future mantaince.

Found downstairs to have bad cap 45+5. Replaced and system is now cooling, upstairs unit is working fine it just can't cool the whole home with 3 1/2 tons not working.

Upon arrival discovered a bad leg coming from the disconnect box. Recommend calling an electrician at this time. Will send referral.

Installed soft start kit. Start up amps went form 87 to 38. System is operating properly at this time.

Performed maintenence on all 4 RTU systems. The front 2 units I recommend a cleaning for. The evaporator coils are severely dirty. Both units are cooling at this time but not as efficiently as they could be. Unit 1 is still cooling at this time as well and the refrigerant inside the system has not leaked that much out from the last system charge visit. Will quote for recommend repairs and cleanings.

Discovered the Condensing coil to have blown with large amounts of oil in the unit. Quoted recommended replacement option.

Preformed tune up on package unit- system is operating per manufacturer specs and is cooling great.
